Who we are

Ayri Engineering is a Sydney building services consultancy. We design the mechanical, electrical, fire and hydraulic systems inside a building, then coordinate all four so they can be installed exactly as drawn.

BIM coordination

Every service in one model.

All four disciplines are modelled in Revit and federated with the structure and architecture. Clashes are found on screen during design, rather than in the ceiling space once the ductwork is hung.

Coordinated before it is built.

Each discipline is modelled to LOD 300 for design and LOD 400 with the contractor, then checked against the structure and architecture in a federated model. Clash reports, penetration schedules and spatial matrices come out of the same model as the drawings, so nothing is drawn twice and nothing is drawn differently.

Four disciplines, one coordinated model.

Every service is designed in the same Revit model and clash-checked against structure and architecture before it reaches site, so the riser that works on paper also works in the ceiling space.

Mechanical

Heating, cooling and ventilation designed for comfort, energy performance and plant space that actually fits. Air-conditioning and ventilation to AS 1668, smoke control coordinated with the fire engineer, and NCC Section J energy assessments.

Electrical

Power, lighting and communications from the street connection to the last outlet. Wiring to AS/NZS 3000, cable selection to AS/NZS 3008, emergency lighting and exit signs to AS 2293, and supply applications with Ausgrid and Endeavour Energy.

Fire

Fire

Sprinklers, hydrants, hose reels, detection and alarm designed together and placed early, so risers, tanks and pump rooms are on the plans before they become a variation. Design to AS 2118, AS 2419, AS 2441 and AS 1670, with Fire and Rescue NSW requirements addressed at DA.

Hydraulics

Water, sanitary, stormwater, gas and trade waste designed to AS/NZS 3500 and AS/NZS 5601, with Sydney Water Section 73 approvals and regulated designs under the DBP Act for Class 2, 3 and 9c buildings, from DA through to occupation certificate.
